Market Action Index
This answers “How’s the Market?” by comparing rate of sales versus inventory.
Strong Seller’s Market
The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

Beginning with Pre-Approval
If you’re looking to buy a home this fall, there are a few things you need to know. Affordability is tight with today’s mortgage rates and rising home prices. At the same time, there’s a limited number of homes on the market right now and that’s creating some competition among buyers. But, if you’re strategic, there are ways to navigate these waters. The first thing you’ll want to do is get pre-approved for a mortgage. Read more

RECIPE OF THE WEEK!
Coronation Chicken
Ingredient Checklist
- 3 boneless, skinless chicken breasts (1 1/2 to 1 3/4 pounds)
- Kosher salt
- 1 tablespoon black peppercorns
- 2 bay leaves
- 1 tablespoon extra-virgin olive oil
- 1/2 medium white onion, diced
- 1 tablespoon tomato paste
- 1 tablespoon curry powder
- 1/4 cup red wine
- 2 tablespoons mango chutney
- Juice of 1/2 lemon (about 1 tablespoon)
- 1/2 cup mayonnaise
- 1/4 cup sour cream
- 1/4 cup chopped dried apricots (about the size of a raisin)
- 1/4 cup toasted sliced almonds
- 1/4 cup cilantro leaves, chopped
Instructions Checklist
- Begin by poaching the chicken. Season the chicken generously on both sides with salt, then place in a single layer in a large pot. Add the peppercorns and 1 of the bay leaves. Pour cool water over the chicken until it is covered by about 1 inch. Bring to a boil, then reduce to a simmer. Cover and cook until the chicken reaches an internal temperature of 165 degrees F on an instant-read thermometer, 8 to 10 minutes. Remove the chicken from the poaching liquid and place on a plate to cool. Shred the chicken, by hand, into large pieces and set aside in a medium bowl.
- Cool the poaching liquid completely, then refrigerate in an airtight container and reserve for another use (see Cook’s Note).
- For the sauce, heat the olive oil in a medium saucepan over medium heat. Add the onion and sauté, stirring occasionally, until softened and translucent, about 5 minutes. Add the tomato paste and cook, stirring, until slightly darker in color, about 1 minute. Add the curry powder and cook, stirring, until fragrant, about 30 seconds. Pour in the red wine, 1/4 cup water, mango chutney, lemon juice and remaining bay leaf and cook until slightly reduced, about 5 minutes. Remove from the heat and allow to cool. Remove bay leaf.
- Combine the mayonnaise and sour cream in a medium bowl using a rubber spatulate. Add the cooled curry mixture and 1/2 teaspoon salt and stir to combine.
- To finish the salad, mix the shredded chicken with the dried apricots and sliced almonds. Pour the sauce over the chicken mixture and gently coat the chicken with the sauce using a rubber spatula. Finish the salad by gently mixing in the cilantro.
Classic Mocha
Indulgents
- 2 espresso shots (2 ounces)
- 1 tablespoon chocolate chips
- 4 ounces (½ cup) fresh whole milk*
- ½ tablespoon maple syrup (or simple syrup)
- For the garnish: chocolate shavings
Instructions Checklist
- Make the espresso: Make a doubleshot of espresso, following the instructions in How to Make Espresso. Place the chocolate chips into the mug and pour the espresso on top.
- Steaming method (espresso machine): Place the milk and syrup in a pitcher. Hold the steaming wand just below the surface of the milk until it doubles in size and is very foamy. Lower the steaming wand slightly until the milk reaches 150 degrees Fahrenheit (use a thermometer or judge by when your hand can’t hold the pitcher for more than a few seconds).
- Foaming method (without espresso machine): Heat the milk and syrup to 150 degrees Fahrenheit, which is “scalding”: hot to the touch but not simmering. Measure with a food thermometer, or you can approximate by testing with your finger. Use a milk frother, French press or whisk to froth the milk until it’s very foamy (or shake it in a covered jar). For a mocha you’ll want a good amount of froth. We recommend reading How to Froth Milk if this is your first time frothing. For the French press method, note that it’s useful to have at least 1 cup to have more milk to work with: this makes enough for 2 drinks.
- Serve: Swirl the milk container a few times. Pour milk and foam into center of the chocolaty espresso. If desired, top with chocolate shavings for garnish.
